We work from stamped plans, coordinate with the county inspector, and stay on the schedule the general contractor or owner set.

Foundation work is unforgiving. Elevations, dimensions and anchor bolt locations must be right the first time because framing shows up the following week. Our crews run string lines and lasers, double-check diagonals for square before the pour, and document what went in the ground.

Footings, Stem Walls and Monolithic Slabs

A monolithic slab pours the thickened perimeter footing and the floor slab in one continuous placement, which is fast, economical, and ideal for garages, shops and single-story homes on relatively level ground. A separate footing and stem wall system suits sloped Upstate lots, crawl space construction and situations where the finished floor needs to sit well above grade.

We excavate and form footings to the width and depth called out on the plans, tie continuous rebar with proper lap splices and corner bars, and set anchor bolts or hold-down straps to the framing layout. Stem walls are formed, poured, stripped and waterproofed where the plans require it.

Vapor Barriers, Insulation and Under-Slab Work

Under a conditioned slab we place a fine graded stone layer, a six- to fifteen-mil vapor barrier lapped and taped at the seams and turned up at the perimeter, and rigid perimeter insulation when the energy code or the plan calls for it. Skipping or puncturing the vapor barrier is a leading cause of flooring adhesive failures and persistent humidity problems years later.

Plumbing rough-in, electrical conduit, radiant tubing and any sleeves have to be set, tested and inspected before the pour. We coordinate those trades directly so nobody is trenching through fresh concrete a month later.

Placement, Finishing and Curing

Slabs are placed with laser screeds or wet screeds depending on size, bull floated, edged, jointed and power troweled to the specified finish. Interior slabs that will receive polished concrete, epoxy or luxury vinyl need a tight, flat trowel finish; garage and shop slabs get a light broom or a hard trowel with a slope to the door.

Curing is the step most often shortchanged. We cure with either a spray-applied curing compound or wet curing, protect fresh concrete from direct sun and wind, and adjust our pour schedule in high summer heat so the surface does not flash set before it can be finished properly.

Garage, Shop and Addition Slabs

Detached garages, pole barn floors, metal building slabs and workshop pads are a large share of our foundation work around Anderson, Pendleton and Belton. These slabs typically need extra thickness, tighter reinforcement, thickened edges under load-bearing posts or columns, and anchor bolts placed exactly where the building manufacturer specified.

Room additions require tying into an existing foundation with dowels epoxied into the original footing so the new work moves with the old. We check the existing footing depth before quoting so there are no surprises once the excavator starts.

Do you work from engineered plans?

Yes. We build to stamped plans and coordinate directly with the engineer, general contractor and county inspector. If you do not have plans yet, we can point you to local engineers we work with regularly.

How long does a slab need to cure before framing?

Framing usually starts within three to seven days depending on temperature and the loads involved. Full design strength takes twenty-eight days, but slabs reach adequate strength for framing crews well before that.

Can you pour a slab on a sloped lot?

Yes. Sloped Upstate lots typically call for a stepped footing and stem wall system, sometimes combined with a retaining wall. We handle the excavation, forming and grading required to make it work.

Do you pull permits?

We coordinate with whoever holds the building permit and schedule the required footing and slab inspections. On standalone projects such as a detached garage pad, we can handle the permitting process for you.
