Structural cracks get routed out to create a clean profile, cleaned of debris and laitance, and filled with a semi-rigid polyurea or an epoxy injection depending on whether the crack is still moving. Static cracks in interior slabs can be injected and effectively welded back together. Exterior cracks that flex seasonally need a flexible joint sealant instead, so the repair moves with the slab.

Failed control joints and expansion joints let water down into the base, which is where most driveway and sidewalk deterioration begins. Cleaning and re-sealing joints is inexpensive, fast, and one of the highest-value maintenance items on any concrete surface in the Upstate.

Sunken sidewalk sections, settled garage aprons, dropped pool deck slabs and tripping hazards at door thresholds are usually the result of soil consolidation or erosion under the slab, often from downspouts discharging right at the edge. Where the concrete itself is still in good shape, lifting and re-supporting the slab restores elevation at a fraction of the cost of replacement.

We also correct the cause. Redirecting downspouts, adding a drain, or repacking a washed-out edge is what keeps the same section from settling again next spring. Lifting a slab without fixing the water is a temporary repair.

When a slab is structurally sound but the surface is spalled, stained, discolored or simply dated, a cementitious overlay can transform it. We profile and clean the existing concrete, apply a bonding agent, and place a polymer-modified overlay that can be broom finished, troweled smooth, stamped with a thin decorative pattern, or scored to look like tile or stone.

Overlays are a great fit for covered porches, pool decks, garage floors and older patios. They are not a fix for a slab that is heaving, badly undermined or breaking apart, because the overlay will faithfully reproduce every problem underneath.

Spalling and surface scaling in the Upstate usually trace back to a mix that was over-watered on site, a finish that was troweled while bleed water was still on the surface, or a slab that was never sealed and took years of freeze-thaw abuse.
